Manhattan, NY Olshan Properties unveiled plans for the transformation of 99 Hudson St., one of TriBeCa’s most celebrated commercial buildings. Located at the northwest corner of Franklin St. and Hudson St., 99 Hudson St. rises 17 stories and contains 175,000 s/f of office space. The property is surrounded by some of New York’s top restaurants, casual eateries and essential amenities and is walking distance from the 1/2/3 and the A/C/E subway lines.
Olshan Properties’ CEO Andrea Olshan, who has personally overseen projects related to the property over the years, said, “99 Hudson is a unique commercial asset located on one of the best corners of TriBeCa. The building holds special value to me personally since it represents the first property I worked on when I joined Olshan and I’m thrilled to return to my roots with a new project team as we reposition this jewel in our crown.”
Josh Birns, director of leasing for Olshan Properties, said, “Together with brokers, Newmark and leading workplace architectural design firm, Design Republic we are confident the reimagined 99 Hudson will captivate the most discerning and sophisticated tenants while also setting a new, elevated standard for the TriBeCa office market.”
Spearheading the design efforts at 99 Hudson, Design Republic will capitalize on the building’s abundance of natural light, high ceilings and views over TriBeCa and reimagine the lobby and available tenant floors to inspire excellence through culture, diversity, innovation and creativity. Elaborating on his firm’s vision, principal and business manager Gabriel Hernandez said, “Tenant floors will feature a wide, welcoming reception space that reinforces a company’s brand, along with full height glass offices, a modern pantry and an open work space, all featuring a palette of warm and natural tone materials that will produce a sophisticated commercial yet welcoming workplace environment.”
Speaking on behalf of the brokerage, Newmark Knight Frank, Eric Cagner, Senior Managing Director commented, “Newmark is very excited to partner with Olshan Properties as the Company kicks off this best in class transformation of 99 Hudson Street. With its optimal floor plates and pre-builts, this Tribeca trophy will appeal to companies that embrace a strong work/life culture and demand the highest quality design and innovative collaborative work environments.”
Constructed in 1920 for industrial use, Olshan Properties acquired and converted 99 Hudson St. in 1983 into office and retail condominiums. Olshan subsequently renovated the building’s lobby, façade, elevators, mechanical and electric systems, and sidewalks, while converting several floors of the building to expansive open plan loft office suites.
