Kalmon Dolgin Affiliates arranges two transactions totaling 20,100 s/f

According to Neil Dolgin, executive vice president of Kalmon Dolgin Affiliates, the company handled a transaction valued at $1.9 million. Kalmon Dolgin Affiliates' Dmitri Gourianov arranged the sale of a 15,000 s/f industrial property located at 212-20/24 99th Ave. in the Queens Village neighborhood. Gourianov represented the buyer, Public Utilities Maintenance, in the transaction. George Kines of Kaplon-Belo represented the seller, Albert Abney. "Public Utilities Maintenance is a top local construction firm that sought to expand their current operations from Corona, and the sale of 212-20/24 99th Ave. represented an incredible value featuring both indoor and outdoor space," Gourianov said. 212-20/24 99th Ave. is a 15,000 s/f property comprised of a 10,000 s/f industrial building and a 5,000 s/f lot with a single-family home. The industrial building includes multiple drive-in doors, heavy power, high ceilings and offices on the second floor. Public Utilities Maintenance will use the warehouse for storage of materials, parking and offices, while the firm plans to use the rest of the property for investment purposes. Conveniently situated near such major thoroughfares as Jamaica Ave., Clearview Expressway and the Cross Island Pkwy., the property also offers easy access to public transportation. In another transaction Kalmon Dolgin Affiliates' Jacques Wadler, Vincent Lopez and Jeffrey Unger arranged a 5,100 s/f lease for RAE Contractors in the single-story warehouse property located at 14-10 114th St. in the College Point neighborhood. Wadler and Lopez represented RAE Contractors in the transaction. Unger negotiated on behalf of the ownership, RV LLC. The firm, a general contractor, sought to expand and relocate current operations from a smaller warehouse in Queens. This lease encompasses a 3,000 s/f warehouse and a 2,100 s/f outdoor area. The space features 22-foot ceiling heights, skylights, close proximity to major traffic outlets such as Whitestone Expressway and Van Wyck Expressway and remains steps away from the one of the area's largest strip malls. "RAE Contractors sought top-quality warehouse and outdoor space in an area convenient to both Manhattan and Long Island destinations," Wadler commented.
