341 - 347 Fifth Avenue - New York, NY
New York, NY For the first time in more than two generations, the 22,000 s/f retail space directly across from the Empire State Building on Fifth Ave. is on the market, in an exclusive agency from The Worldwide Retail Marketing, leasing and sales team of Faith Hope Consolo at Douglas Elliman.
Since 1933, one side of the ground retail space in the 1906 Maynicke and Franke-designed Beaux Arts tower known as 341 - 347 Fifth Avenue was occupied by tourist shop J.S. Sutton and Son N.Y. Souvenirs. The other side was occupied by McDonalds, becoming one of the chain's most successful stores since opening there in 1975.
Landlord Empire Management is now transforming the space. Plan A Architecture's Aaron Schwarz designed the dramatic three-story glass façade that looks out onto the Empire State Building. Architectural graphic artist Weston Baker has covered the 60 ft. of frontage and 16-foot ceilings on Fifth Ave. with a rendering of the ground floor's 5,600 s/f. In addition, new branding is being unveiled with a new address, 345 5th.
The Worldwide Retail Team of Faith Hope Consolo at Douglas Elliman is marketing the full space to retailers across America and overseas. In total, the three floors and the lower level exceed 22,000 s/f.

"Fashion is moving to Fifth," said Consolo, chairman of The Worldwide Retail Team. "We're seeing the brands following their clients away from 34th Street Corridor to Fifth Ave., which is really blossoming as brands move down from the 50s, to the 40s and now to the 30s. Let's call it ESBS - Empire State Building South!"
"In the bigger picture, this is all part of the redesign of the Fifth Ave. Corridor," Consolo said. "This new name - 345 5th - signals the rebirth of this fabulous stretch of Fifth Ave."
"Today, 345 5th Ave. is the jewel of our portfolio," said Alex Ohebshalom, Vice President of Empire Management, the owner more than 4,000 multifamily apartments and over 1 million s/f of office, industrial, and retail space in New York.
"The opportunity to restore this building to its former glory and helm the redevelopment of this spectacular space has been one of the highlights of my career," Mr. Ohebshalom said. "We've been waiting a long time to bring something great to this stretch of Fifth."
