Silverstein and Freeman of Equity Office arrange 1,424 s/f lease to Two forks at 114 West 41st Street
Manhattan, NY Commercial real estate firm Equity Office has signed a lease with new fast casual restaurant, Two forks – the concept’s first location in NYC – at 114 West 41st St. in the Midtown area. Eric Gelber and Jake Heine of CBRE represented the ownership. Scott Silverstein and Zach Freeman represented Equity Office in-house. Brandon Berger of RKF represented CHG. The asking rent was $275 per s/f.
Launched by Chelsea Hospitality Group (CHG), which is backed by N.Y. restaurant development group HPH, Two forks signed a 15-year lease to occupy 1,424 s/f on the ground floor of the Bryant Park office building. The ground-floor entrance will be on the West 40th St. side of the building (between Avenue of the Americas and Broadway) near taqueria Dos Toros, who also recently signed a lease within 114 West 41st St. Two forks will move to its new location late this year.
“We are excited to add to Bryant Park’s cutting-edge landscape by welcoming CHG and HPH’s Two forks,” said Equity Office’s Scott Silverstein. “As the concept’s first location to open in the city, it will be a fantastic addition to our overall repositioning of 114 West 41st St.and compliment both our retail and office tenants.”
Two forks’ “Slow cooked, pulled fast” slogan sums up its goal to offer a fast, casual, slow cooked eatery specializing in market driven and naturally raised pulled meats and seasonal produce. Two forks – founded by David Oz and Michael Kaplan – supports the ideals behind local and sustainable farming, which will translate into all of their ingredients and food drive practices.
“We were drawn to the area for the energy that surrounds the park, the dense office population and the constant activity on the streets throughout the year,” Kaplan said.
HPH is an internationally acclaimed restaurant group that owns and operates many of Manhattan’s most famous restaurants and bars, including FiDi staples such as Harry’s Café & Steak, Harry’s Pizza Bar, The Dead Rabbit, and Ulysses, as well as Battery Park City’s Le District within Brookfield Place, Pier A and Chelsea’s Bathtub Gin.
Equity Office renovated 114 West 41st Street this year to include 12-foot-plus ceilings, exposed brick, open pantries, a dual entrance lobby and an exclusive tenant amenity center that features a collaborative pantry, media lounge, and billiards room.
