Condren, Danut and Chew of CPEX lease 12,000 s/f
Brooklyn, NY As residential developments strengthen the housing stock along 4th Ave., retailers are following, establishing 4th Ave. as a primary retail thoroughfare in the Park Slope/Gowanus area.
Veterinary Emergency and Referral Group (VERG) Brooklyn is one such tenant, expanding to a larger space on 4th Ave. in Park Slope. The locally-owned 24/7 emergency veterinary hospital will be relocating from their current space on Warren St. to occupy 12,000 s/f on the first and second floors at 196 4th Ave.
CPEX’s retail leasing team, consisting of managing director Ryan Condren, associate director George Danut and associate Keat Chew, represented the landlord and procured the tenant in the lease.
This is the 18th lease that the CPEX retail leasing team has completed in Park Slope and the second lease the team has negotiated with the tenant. CPEX also helped secure VERG’s second location on Flatbush Ave. in Marine Park in 2009.
“With its large footprint and location near the R stop on the rapidly evolving 4th Ave. corridor, we recorded interest from multiple national and regional retailers,” said Danut. “After evaluating all their options, the owners decided to foster VERG’s growth given the added long-term value that their services bring to the immediate community and the borough. Founded in 2005 by medical director Brett Levitzke, DVM, VERG Brooklyn is an emergency and specialty hospital that provides emergency and critical care for pets. This includes surgery, internal medicine, ophthalmology, cardiology, neurology, dermatology, oncology, and radiology services. VERG Brooklyn has two locations in the borough currently, one at their new North Brooklyn location and one at 2220 Flatbush Ave. in Marine Park.
