Kamber Management Company taps Pei Cobb Freed & Partners to reimagine public spaces/amenities at Tower 45 in Midtown
Manhattan, NY According to Kamber Management Co., a New York City-based owner and operator of commercial real estate, architectural firm Pei Cobb Freed & Partners has been engaged to create and implement the reimagining of Tower 45. Tower 45 is a modern class A 458,446 s/f, multi-tenant office building located at 120 West 45th St. in Midtown Manhattan. The capital improvements will include a reimagined atrium and lobby by Pei Cobb Freed.
“We are thrilled to reintroduce Tower 45 to the New York City market and look forward to working with this esteemed award-winning architectural firm,” said Steven Levy, managing principal of Kamber Management. “Through our extensive capital improvement program, we are confident Tower 45 will be further prominently positioned as a premier office property in the Sixth Ave. corridor.”
Built in 1989 and originally designed by Swanke Hayden Connell Architects, Tower 45 is a 40-story building featuring boutique-sized, virtually column-free floorplates ranging from 9,304 to 13,318 s/f – allowing for open and flexible layouts for office tenants. The building possesses a number of physical features that enhance its status as a premier boutique office asset. Tower 45 offers numerous options for office tenants from 13,318 s/f full floors to customized pre-built suite spaces ranging from 1,500 to 6,500 s/f. With Pei Cobb Freed, the property has begun a multimillion-dollar capital improvement program focused on the building infrastructure and reimagining common areas.
“The design concepts for the new lobby and atrium of Tower 45 will create a dynamic entry providing an architecturally distinctive passage for both tenants and visitors alike,” said Michael Bischoff, partner at Pei Cobb Freed & Partners. “We believe the quality of the work environment for all present and future tenants will be greatly enhanced in the reimagined Tower 45.”
Tower 45 is in immediate proximity to Bryant Park, Rockefeller Center, and Fifth Ave. The building is located within short walking distance from the Grand Central Terminal and Times Sq. subway hub. Its central location is among the area’s greatest concentrations of major corporate headquarters with particular focus in the financial services, media, and legal sectors.
