Muss Development and Bedrock Real Estate JV unveil art-centric amenities at 180 Franklin Avenue

Brooklyn, NY Muss Development, LLC and Bedrock Real Estate Partners, LLC have incorporated over 1,000 s/f of art-centric amenities into their new, 118-unit residential building at 180 Franklin Ave. on the border of Clinton Hill and Bed-Stuy. Located near Pratt Institute and Brooklyn Academy of Music, 180 Franklin’s in-house Music Rehearsal Room, Artist Workroom, and Art Gallery are part of a series of spaces designed to encourage the creative intersection of live, work, and play.

“The neighborhood’s thriving arts community presented us with the opportunity to offer artists a high-quality professional space where they can pursue and refine their talents right in the comfort of their own home,” said Muss Development principal Jason Muss. “These one-of-a-kind amenities promote a collaborative environment that will inspire residents to comfortably and conveniently practice and present their artistic work.”

The residents-only Artist Workroom serves several art mediums. Designed to support woodworking, sculpting, painting, and mixed medium art, the workroom is just off the gallery space to promote an aspirational environment, which encourages the transition from work to show. 180 Franklin has partnered with its community neighbor, Blick Art Materials, to stock its workroom supplies.

Newly minted Gallery180, the in-house Art Gallery with avenue frontage, large pane glass windows, and a gallery-quality art hanging system encourages residents and members of the surrounding art community to display their work across its spacious, professionally lit walls. 180 Franklin will frequently program the space with gallery openings.

Fully soundproofed and thoughtfully positioned in the building so as not to disturb other residents, the Music Rehearsal Room is a quiet haven where resident musicians can create and concentrate.

180 Franklin Ave features a mix of studio, one and two-bedroom apartments. Alongside traditional apartment layouts, 180 Franklin also features 12 one-of-a-kind dual-entry duplex units, most with large high-walled patios for maximum privacy. Ranging in size from 1165 to 1750sf, these duplexes are available as live/work environments and support co-live arrangements, perfect for art students, professional artists, creative and tech freelancers, and start-ups.

“Designing the amenity spaces for 180 Franklin’s artistic residents was both interesting and challenging,” said Hadas Metzler of Hadas Metzler Interior, the firm responsible for the interior design at 180 Franklin. “We needed to evoke pleasing environments that were inspiring, but at the same time not dominating of the artists’ creative direction. By focusing on keeping the spaces comfortable and conducive to how artists like to work, we were able to create areas that are both functional and aesthetically pleasing.”

In addition to the ‘Art-menities,’ the building offers residents a spectacular landscaped roof terrace with two gas grills, lounge areas, and views of Manhattan, as well as a modern fitness center, work-from-home common space, social lounge, on-site striped parking spaces, and bike storage.

Situated between Myrtle and Willoughby Avenues, the neighborhood surrounding 180 Franklin Avenue offers a collection of indie shops, chef-driven restaurants, bakeries, and gourmet roasters. The property is steps away from the G subway line, providing convenient access to Williamsburg, DUMBO, The Brooklyn Navy Yard, and the Manhattan Bridge.
