Brooklyn, NY According to Riverside Developers, All-Wise Meadery (All-Wise), a local, heathen-run meadery founded by the youngest master brewer, Dylan Sprouse, signed a 10-year, 2,300 s/f lease at 55 Wythe at The William Vale Hotel in Williamsburg, Brooklyn. 1,300 s/f was taken on the ground floor and 2,000 s/f in the cellar. Sprouse, an actor, is breaking into the business as a brewer with his local micro-meadery, All-Wise. Sprouse is looking to educate locals on mead which is a fermented honey drink that traces back to hundreds of years. Brewed in Williamsburg, 55 Wythe serves as the first location for the meadery. “We’re excited to have All-Wise as a tenant at 55 Wythe, the concept feels like a natural fit in Williamsburg; something traditional reimagined.” said Mario Faggiano, co-founder of EXR, the exclusive leasing and marketing firm for the 38,000 s/f of retail space available at the hotel.” Dylan’s bringing something unique to the community and 55 Wythe. Having All-Wise on the property will encourage more new and unique concepts to explore the neighborhood which is largely made up of young people who are creating tomorrow’strends and ideas. Dylan will be welcomed with open arms.” Both All-Wise and The William Vale were represented by Durst Hospitality Group. In addition to Dylan, All-Wise’s team includes Doug Brochu, sales and distribution and Matt Kwan, chief financial officer. Together the three have been working on bringing back this Prohibition-era idea, experimenting with combinations one including Hawaiian honey and tea made from smoking tobacco. All-Wise joins Wylie Dufresne’s doughnut shop concept, and now leaves 32,700 s/f of space available for lease. In total, the 38,000 s/f retail space located at 55 Wythe consists of two floors: The ground level space with 18,000 s/f of retail space with ceiling heights ranging from 17.5 to 20.5 ft.

• The lower level with 20,000 square feet of sub-level space with ceiling heights ranging from 13 to 16 ft.

As North Williamsburg expects over 600 hotel rooms available within the next year, the area is also slated to add an estimated 5,000 new residential units within the next few years, and over 500,000 s/f of office space. 55 Wythe/The William Vale is 10 minutes from Manhattan by taxi, a six minute walk to the East River Ferry, a seven minute walk to the Bedford L subway stop, a nine minute walk to the Nassau G subway stop, a 15 minute walk from the Marcy JMZ subway stop, and 15 minutes from LaGuardia Airport by taxi, or 25 minutes from JFK Airport by taxi. The William Vale has dedicated valet parking occupying two floors of the building. Street parking is also available in the neighborhood.
