Manhattan, NY According to ABS Partners Real Estate, LLC, Andy Udis and Ron Zimmerman secured three leases totaling 5,630 s/f. At 23 West 36^th St., they brokered two full-floor leases totaling 4,000 s/f, bringing the six-story building in the Garment District to full occupancy. In addition, they completed a 1,630 s/f deal at 8 West 38^th St. 

At 23 West 36^th St., Udis and Zimmerman represented the landlord, 19 West 36^th St. Holding Corp., in the following transactions:

• A 2,000 s/f lease for the entire sixth floor for Greenway USA, LLC. The Long Island-based construction and facility management company plans to open its first NYC location at the building in December. Alexander Vellios and Francis Leung of Okaka & Company represented the tenant. 

• A 2,000 s/f lease for the entire second floor for Jennifer Ouellette, Inc. The headwear design company plans to relocate its showroom and offices to the building in December. Michael Adler of Fountain Realty Group represented the tenant.

At 8 West 38^th St., Udis and Zimmerman also represented the landlord, Fraglow Realty, LLC. The team signed a 1,630 s/f lease for Quick USA, Inc., a global human resources network, which will relocate its NYC headquarters to the building’s eighth floor in January 2017. Max Zimmerman of Sumitomo Real Estate Sales represented the tenant.

23 West 36^th St. is a six-story boutique office building in the Garment District that was constructed in 1920 and is situated between Fifth and Sixth Aves. 8 West 38^th St. is a 12-story office building located three blocks north between Fifth Ave. and Avenue of the Americas.

Both properties are a short walk from Bryant Park and are equidistant to Grand Central Terminal and Penn Station. 23 West 36^th St. and 8 West 38^th St. are also easily accessible to public transportation
