New York, NY Metis Associates, a national research and consulting firm, will relocate its New York City headquarters from 120 Wall St. to 55 Broad St. in a transaction arranged by Savills Studley.
Metis Associates brings over 35 years of experience in evaluation, information technology, and grant development to its work with a wide range of organizations committed to making a meaningful difference in the lives of children, families, and communities. Metis relocated to the entire 25th floor of 55 Broad St. in August 2016.
Savills Studley’s executive managing director Marc Shapses, managing director Oliver Petrovic and assistant director Seth Wasserman represented Metis in the 11,075 s/f sublease transaction. The sub-landlord, StatPro, was represented in-house by Kyle DeBussey and David Glassman of Colliers International.
Recognizing that the consultancy’s space was no longer a fit for its brand, Metis retained Savills Studley more than six years in advance of its lease expiration. According to Shapses, a non-profit tenant in the market, Public Relations Society of America (PRSA), was interested in moving into Metis’ existing space to take advantage of the real estate tax benefits afforded to non-profits in the 120 Wall Street building.
“Due to Metis’ proactive approach we were able to leverage our resources and build a creative deal that was advantageous to everyone involved. Ultimately, we structured a transaction that allows the non-profit tenant to take over Metis’ space directly and a sublease at 55 Broad St. that provides built, furnished space to Metis at below market rates,” said Shapses.
The sub landlord, StatPro, is a provider of asset valuation services and portfolio analysis solutions for the global asset management industry. 55 Broad Street is a 30-story, 400,000-square-foot office tower located in the heart of the Financial District. Its broad array of tenants includes Lightower Fiber Networks, P.J. Mechanical Corp and H3 Hardy Collaboration Architecture.
