New York, NY George Comfort & Sons, Inc. has completed an 11-year, 38,479 s/f lease renewal with Lively Group at 575 Lexington Ave., its class A office tower in Manhattan’s Plaza District.
Lively Group is a conglomerate of post-production companies that includes Spontaneous, BlueRock, Scarlett and Lively Experiential. A long-term tenant in the building, it will occupy the entire 22
nd, 25
th, 26
th, and 27
th floors. Lively Group was represented in the transaction by Stephen Siegel, Roshan Shah, and Chris Corrinet of CBRE.
“We believe the thoughtful upgrades that have been made at the property, as well as its location at the center of all Midtown has to offer, make 575 Lexington an attractive option to a wide-range of tenants,” stated Peter S. According to Duncan, additional enhancements currently underway at 575 Lexington include upgrading the curtain wall to replace and expand over 1,000 windows throughout the tower, drastically increasing the light and views from the mid-rise and upper floors, as well as an additional window replacement program that will double the size of the windows overlooking the East River.
A joint venture comprised of George Comfort & Sons, Angelo Gordon & Co. and Normandy Real Estate Partners acquired 575 Lexington Avenue in September 2015. Located in the heart of Manhattan’s vibrant Plaza District, the 35-story, 745,000 s/f office tower is surrounded by Midtown’s corporate headquarters, fine dining establishments, and vast retail options. Built in 1958, the property underwent substantial renovations in 1990 and 2008 and most recently in 2015, concluded a modernization program including a fully redesigned lobby, brand new entrance, and upgraded elevator, HVAC and security systems. 575 Lexington Avenue boasts flexible layouts, airy spaces filled with light, and an amenity program with on-site parking, health club, and childcare. Transportation is easily accessible, with Grand Central Terminal a few short blocks away and three subway lines just around the corner.
