EPIC Commercial Realty completes two Brooklyn sales totaling $3.95 million; Includes a $2.3 million sale handled by Yona and Baruch Edelkopf, and Rybinskov

Brooklyn, NY EPIC Commercial Realty has completed two sales totaling $3.95 million.

In the first deal, EPIC sold a mixed-use building at 1254 Broadway in Bedford-Stuyvesant for $1.65 million.

Located on the northeast corner of Greene Ave. and Broadway, the property is a four-story walk-up mixed-use building comprised of ground floor retail and three box style, three-bedroom apartments. Built at 6,720 s/f, the building was completely renovated with finishes including granite countertops, hardwood floors, etc. The property is ideally located on a busy corner two blocks from the Kosciuszko St. (J) train station. According to EPIC Commercial Realty CEO, Yona Edelkopf, “The property has a retail component on a busy corner, which appealed to the buyer. Bedford-Stuyvesant has been up and coming, and the property has a tremendous amount of upside.”

Bedford-Stuyvesant is located in central Brooklyn and nudges up against Williamsburg. This historic neighborhood, known for its pristine brownstones, has recently undergone the final stages of gentrification and real estate development, allowing for more commercial and residential growth. The neighborhood is well connected with the (A,C,G,J,M,Z) train lines all nearby. Many real estate experts expect Bedford-Stuyvesant to increase in value dramatically in the next few years.

EPIC investment sales associate, Yuriy Ustoyev, represented the seller, and Yona Edelkopf, represented the buyer. 

EPIC also brokered the sale of 404-408 Utica Ave., three mixed-use buildings in Crown Heights for $2.3 million.

The properties consist of three contiguous two-story walk-up buildings with three retail units and five apartments. The properties were delivered vacant and are located four blocks from the Crown Heights/Utica Ave. (3,4,5) train station. According to EPIC investment sales associate, Baruch Edelkopf, “There is tremendous value for the buyer as he purchased over 60 ft. of frontage on Utica Ave.”

Crown Heights is the home to many museums and borders the eastern half of Prospect Park. This neighborhood offers easy train and car access through Easterly Parkway and the (3,4,5) train lines, which has allowed Crown Heights to recently undergo rapid transformation and development. Yona Edelkopf stated that “this deal will assist with the rapid transformation of the retail corridor of Crown Heights, specifically along Utica Ave.”
