Holtsville, NY Ralph Perna, executive managing director of Newmark Grubb Knight Frank (NGKF), has brokered two sales totaling $5 million and two leases totaling 68,000 s/f. The deals include:

• Harvest Bakeries purchased a 24,000 s/f property on five acres at 865 Waverly Ave., Holtsville for $2.8 million. Harvest manufactures muffins and cakes for distribution. Perna represented the buyer and seller.

• Berk Lombardo is moving from   Brooklyn to 50 Constance Ct., Hauppauge. The tenant signed a 33,000 s/f long-term lease that will be used for food processing. Perna represented the buyer and seller.

• Ultra Thin is moving from Garden City to 153 East Industry Ct., Deer Park, and purchased a 24,000 s/f building for $2.2 million. Ultra Thin manufactures thin sliced pizza for restaurants throughout the U.S. Perna represented Ulta Thin and Bob Desmond of AIRCO represented the seller.

• H & M U S A is moving from Plainview to 80 Gordon Dr., Syosset. The tenant has leased a  35,000 s/f high ceiling building. They distribute the raw materials to nutra pharmaceutical companies. Perna represented the buyer and seller.
