O'Rourke of Roohan Realty brokers $1.825m sale of mixed-use comm'l. property

According to Roohan Realty, the sale and closing of 53-55 Church St. has been completed. At $1.825 million, this is one of the largest sales of a mixed-use commercial property in the history of the downtown area.
Tim O'Rourke, a commercial specialist with Roohan Realty's commercial services division, represented the owner, Tom Gardner of 53 Church, Inc. Realty USA's Carrie Smith was the selling agent.
Located in the downtown area, blocks off of Broadway, 53-55 Church has been the home to Saratoga Dance and Bunheads for the past 14 years, and they will be remaining at this location. According to the owners of Saratoga Dance and Bunheads, Michael and Leslie Heck, they are thrilled that the building is staying in the hands of people enthusiastic about dance (the buyer is the former the arts and programming manager at the Nation Museum of Dance in Saratoga).
The building also has two residential apartments and a 4,600 s/f apartment with guest quarters, a chef's kitchen with additional caterer's kitchen and an open mezzanine which is perfect for entertaining.
