Levy of Adams & Co. brokers 9,223 s/f lease; Lolai of LSL Advisors reps tenant

Manhattan, NY Adams & Co. Real Estate, LLC completed a 9,223 s/f transaction for Sensual Inc. at 463 Seventh Ave. The company is relocating its headquarters to the 11^th floor of the 22-story building in the Penn Station submarket.

David Levy, principal of Adams & Co., represented the landlord, The Arsenal Company LLC and Dan Lolai of LSL Advisors represented the tenant. Although the full details were not disclosed, asking rent was $44 per s/f.

According to the terms of the deal, Sensual Inc. will begin a direct, seven-year lease from the landlord in 2020. Until then, Sensual Inc. will be subleasing the space from OSP Group.

“The recent lobby and façade renovations at 463 Seventh Ave. reinvigorated the building and created a focal point along Seventh Ave. The updated features attracted Sensual Inc. to the property,” said Levy. “The large, open floor plan that we offered the company also provided a space that would allow them to create a continuous showroom and office space.”

463 Seventh Ave. is a 22-story building, located between 35th and 36th Sts., which features 24/7 access and security in addition to newly renovated elevators and windows. Other office tenants include Gallery, The Doneger Group and Bernardo Fashions. Retail tenants include Federal Express, Woody’s Racquet and Tennis and Andrew’s Coffee Shop.
