Manhattan, NY Faith Hope Consolo's Worldwide Leasing Team at Douglas Elliman arranged the sale of a ground level commercial condo occupied by the National Jazz Museum at Uptown 58, a mixed-use development in Harlem, located at 58 West 129th St. The unit was purchased by a private investor.
The sale brings the Worldwide Leasing Team's role full-circle, where it marketed the commercial space on behalf of developer Kane Ventures, arranging the lease for the National Jazz Museum, in September 2015, and now arranging the sale of the commercial condo.
The ground-level location, just off the Lenox Ave. retail and restaurant corridor, and close to 125th St., where there is public transportation, has proved successful for the cultural institution which is benefiting from the greater foot traffic and visibility.
“This was a great move by the National Jazz Museum to relocate and expand its footprint in Harlem, which was the deciding factor in this investor choosing to make this particular acquisition,†Consolo said.
The culinary and hospitality scene, including Sylvia’s and Rao’s, now includes the Red Rooster, and is being followed by The Cecil, Serafina, Mountain Bird, Chaiwali and a host of others. In addition, one of the area's first Whole Foods is opening on the corner of Lenox Ave. and 125th St. later this year.
“Opportunities abound in Harlem for retail, restaurants, and cultural institutions – the challenge is understanding the traffic patterns in the neighborhood, where proximity to the retail corridor and public transport are determining factors in successful deals,†said The Worldwide Leasing Team's Arthur Maglio.
