Starbucks signs 15-year lease for 1,600 s/f at SOHA 118 in Manhattan

According to the developers of SOHA 118 condominium, Starbucks Corp. has signed a 15-year lease to open its third area location in the borough's Harlem neighborhood. The 1,600 s/f store will be in the building's retail space at the corner of 118th and 8th Ave. "Starbucks has recognized SOHA as an exciting, emerging neighborhood in Harlem," said Yoav Haron of Artimus Construction, SOHA 118's developer. "Residents will benefit by walking only steps away from their door to get a latte. We couldn't be more pleased." The asking price was $70 per s/f. Starbucks joins a Chase Bank and Marcel Dry Cleaner which also lease ground floor retail space in the 15-story, 93-unit condominium designed by GF55 Architects that opened in April and is already over 65% sold out. Frederick Douglas Blvd., (8th Ave.), the spine of SOHA, is the retail corridor that connects Harlem to CPW where some of Harlem's most upscale retailers like Starbucks are following the residential boom. Today in SOHA there are many new restaurants, cafes, two organic grocery stores, fine wine stores and wine bars and a New York Sports Club. Artimus Construction and GF55 Architects have partnered together on several other condominiums in the neighborhood including Brownstone Lane One and Brownstone Lane Two and several rental buildings.
