New York, NY Farrell Fritz is expanding its Manhattan presence. The firm, which is headquartered in Uniondale, has signed a long-term lease for a portion of the 37th floor comprising 8,200 s/f at Charles Cohen’s 622 Third Ave. at 41st St.
Farrell Fritz, which is currently housed in 4,000 s/f at 370 Lexington Ave., expects to move into its new offices early this spring.
Marc Horowitz, senior vice president and national director of office leasing for Cohen Brothers Realty Corp., along with a Colliers International leasing team of David Glassman, Robert Tunis, Joseph Cabrera and Eric Ferriello represented the building’s ownership in the 11-year leasing transaction, while Michael Poch of CBRE represented the tenant. Asking rent was $67 per s/f.
According to Cohen, who transformed the former Empire Blue Cross/Blue Shield Building into a million s/f class A office tower now known as Grand Central Plaza after acquiring the property in the late 1990s, reports that 622 Third Ave. is now over 90% leased.
Founded in 1976, Farrell Fritz, with a staff of nearly 200, represents corporate clients, not-for-profit organizations and individuals in matters such as bankruptcy and creditors rights, commercial litigation, construction, distressed assets, real estate and land use.
Located between 40th and 41st Sts., the property has base floors of 32,000 s/f, features a renovated outdoor plaza, lobby, rooftop garden and public spaces designed by architectural firm Moed de Armas & Shannon. Thomas Balsely and Associates served as landscape architect for the outside public spaces and lighting of the building was designed by Howard Brandston. Current tenants at 622 Third Ave. include Hill Holiday, Erwin Penland, MRM Casanova, Draft & Draft, Orion, Area 23, Cooper-Horowitz, TMP Worldwide and EZE Software Group.
Cohen heads a multi-faceted real estate development company that owns and manages over eleven million s/f of prime class A Manhattan, West Side Los Angeles, South Florida and Houston commercial space.
