Brooklyn, NY Alpha Realty arranged the sale of 415 Lincoln Ave. situated in the Cypress Hill section of the borough. The building consisted of 31 apartments totaling 22,400 s/f. The building sold for $4.05 million, which was a gross rent multiple of 11.4x and cap-rate of 4.5%. Lev Mavashev of Alpha Realty represented the buyer and seller; both are local private investors. “415 Lincoln Ave. had attractive metrics for this location, and received many competitive offers resulting in a very quick, almost auction like environment. I believe everyone came out a winner in this deal,” said Mavashev.
