KZA Realty Group arranges $2.852 million in sales and leases 4,620 s/f; includes $1.5 million by Zamechansky

Bronx, NY Kathy Zamechansky, president and owner of KZA Realty Group, represented multiple owners, sellers and tenants in the following five real estate sales and leases totaling $3.8 million: • Zamechansky represented the seller, Stefano Scarogni, in the sale of a four-story walk-up building at 772 East 149th St. The 7,826 s/f space includes 12 residential units and one commercial unit on the ground floor, where the Venice Restaurant has been located for over 60 years. Martin Pike of Aamjay Realty represented the buyer, Abdo Abdulla, in the $1.5 million deal. • Zamechansky represented the owner, P&S Management Company, LLC, and the buyer, VIM Shoes, in the $862,550 10-year lease of 1,920 s/f of retail space at 4391 White Plains Rd. • Zamechansky represented the owner, Tower Property Management Co. Inc., and the lessee, Safe N Lock Self Storage, in the $111,212 three-year lease of 1,600 s/f of administrative office space at 2050 Eastchester Rd. • Zamechansky represented the seller, The Young Israel of Moshulu Parkway, and the buyer, 3231 Steuben Associates LLC, in the $850,000 sale of a 5,740 s/f lot which has 10,480 s/f as built and 19,756 buildable s/f at the former Shul building, 3231 Steuben Ave. • Zamechansky represented the seller, Morris Court Owners LLC, and the buyer, Best Gourmet Deli, in the $501,724 sale of 1,750 s/f of ground level space at the Morris Court Apartments, 250 East 144th St. • Gina Watson represented the owner, 1711 Lex LLC, and the lessee, East Harlem Bottling Co., in the 10-year, $902,549 lease of 1,100 s/f of ground level retail space at 1711 Lexington Avenue, New York, New York 10029. East Harlem Bottling Co. is a craft-beer food American Bistro with 12 Tap beers and a selection of more than 20 wine bottles. “These six deals, all of which took place within the past month, reflect the ever-growing demand for office, retail and residential space in the Bronx that is contributing to the continuing economic development of our neighborhoods,” Zamechansky said.
