EPIC Commercial Realty handles four sales totaling $2.94 million; Includes $820,000 sale brokered by Zach

EPIC Commercial Realty arranged the following sales totaling: * 3198 Cambridge Ave., which is found in the Bronx neighborhood of Riverdale, sold for $820,000 by EPIC senior broker Shay Zach. The corner development site was exclusively listed by Zach. The lot consists of 8,850 s/f, translating to $92/bsf, and is located on the corner or Cambridge Ave. and West 232nd street, next to Ewen Park. * 55-13 Metropolitan Ave. is a vacant, mixed-use building in Ridgewood, Queens. The two-story, walk-up came with DOB approved plans and was exclusively listed by EPIC sales associates Baruch Edelkopf and Mike Rybinskov. Housing two apartments above the ground-floor retail unit, the building was gutted and has new electric service. The building is located between Andrews Ave. and 55th St., across the street from the newly built Geraldine A Ferraro public school and next door to Grover Cleveland High School. The property sold for $595,000 by listing agents Edelkopf and Rybinskov, who brokered both sides of the transaction. * EPIC Commercial Realty CEO, Yona Edelkopf, sales associates Baruch Edelkopf and Rybinskov brokered the sale of 2017 Fulton St. in Brooklyn. Located just one block from the Rockaway Ave A, C train station, the property is found on the busy block between Thomas S Boyland St. and Saratoga Ave. 2017 Fulton St. sold for $775,000. * Baruch Edelkopf and Rybinskov, brokered the sale of their exclusive listing 647 Sheffield Ave. with associate Marcus Jecklin representing the buyer. The property consists of a vacant, two-story, single-family home on a 59' wide lot. The development opportunity provides 12,366 s/f of commercial and residential air rights with its C1-3/R6 zoning. 647 Sheffield Ave. is located one lot south of the Northeast corner of the block between New Lots and Hegeman Streets, two blocks from the 2,3,4,5 subway station.
