Greenspan and Kosaric of Kaufman lease 83,686 s/f to Anheuser-Busch

According to The Kaufman Org., Anheuser-Busch has signed an 83,686 s/f lease to become the anchor tenant at 119-125 West 24th St. - one of four properties in Kaufman's Madison Sq. Portfolio. Grant Greenspan, principal, and Jessica Kosaric, associate of Kaufman represented the landlord, 119 W 24 Leashold, LLC. The tenant was represented by DTZ's James Frederick, vice chairman and principal, Jay Holland, senior managing director, and Peter Occhi, managing director. Anheuser-Busch's marketing and advertising offices will be housed on floors seven through 12 (with the exclusive option to expand to floors two and six) and an 8,662 s/f event space will be located on the ground floor. The company will also have exclusive access to an expansive roof and a private lobby with two passenger elevators at 125 West 24th St. The Kaufman Org. made the spaces at 119-125 West 24th St. available for lease only in November 2014 and has exceeded projections for lease-up - the property is 100% leased in only four months. Anheuser-Busch joins AlleyNYC, a rapidly growing co-working firm that recently signed a 36,000 s/f lease, as the only other tenant at the property. This transaction is a reflection of Kaufman's successful repositioning of the Madison Square Portfolio: * The Kaufman Organization acquired four former Ring Buildings in Midtown South approximately one year ago and subsequently spearheaded a multi-million dollar capital improvements and rebranding campaign aimed at attracting top tech, creative and new media tenants. * Kaufman's marketing team launched www.madisonsquareportfolio.com and created interactive social media pages where brokers and potential tenants could follow the progress of the firm's extensive capital improvements taking place at the properties * The remaining three Madison Square Portfolio properties—at 15 West 27th St., 19 West 24th St. and 45 West 27th St.—bringing more than 200,000 s/f of office space to Midtown South, will be available for lease in the coming weeks.
