Nelson, Suarez and Shalom of Cushman & Wakefield completes $2.15 million sale of TriBeCa retail condominium

A retail condominium at 77 Warren St., located between West Broadway and Greenwich St. in the TriBeCa neighborhood, was sold in an all-cash transaction valued at $2.15 million. The ground floor unit contains 1,440 s/f with an additional 1,700 s/f of basement and 1,820 s/f of sub-basement space. It is currently leased to a sports bar, Warren 77, through 2023. The sale price equates to approximately $1,493 per s/f. The property is within immediate walking distance to the 1, 2, and 3 trains located at the Chambers St. station.
"Based on the low price point the level of interest was very strong for this property. We ultimately closed $150,000 over our asking price to a strong local buyer," said Cushman & Wakefield's James Nelson, who exclusively handled this transaction with Will Suarez and David Shalom.
"Investors and end-users alike recognize that the demand for prime retail space in Lower Manhattan in general, and TriBeCa specifically, continues unabated," said Suarez.
