The CPEX New York Retail Leasing Team completed a lease agreement at 195 Court St. with boutique apparel shop Marine Layer. This is the third tenant that CPEX has helped introduce to this section of Court St., including J. Crew and Louis Vuitton subsidiary Benefit Cosmetics. Overall, this is the 13th lease that the CPEX Retail Leasing Team has completed on Court St. CPEX's Retail Leasing Team, consisting of managing director Ryan Condren and associate director George Danut, represented the landlord in negotiating the lease transaction. Cushman & Wakefield represented the incoming tenant, Marine Layer, in the transaction. Marine Layer will occupy 800 s/f of ground floor commercial space in replacing former tenant Goldy + Mac. They will have an additional 800 s/f of lower level space in the four-story building at 195 Court St. A boutique apparel store with several locations across the country, this will be Marine Layer's first Brooklyn location as they continue to expand. "This is another example of a quality retail tenant choosing Court St. for their first Brooklyn location," said Danut. "J. Crew opened the gates to a new pool of tenants on Court Street, and given the recent arrival of Splendid, Rag & Bone, and Benefit Cosmetics to this section of Court Street, we were not surprised to see yet another apparel retailer expressing strong interest in 195 Court St. What did surprise us, however, was how quickly the parties reached an agreement, and we were able to wrap everything up in record time."
