Avison Young, one of the world's fastest-growing commercial real estate services firm, revealed the completion of a 10-year, 9,310 s/f lease on behalf of Trolman, Glaser & Lichtman, P.C. at 747 Third Ave. The lease comprises the entire 23rd floor of the class A building, providing the law firm with an amenity-laden office in proximity to Grand Central Terminal.
Avison Young principal Michael Gottlieb, senior vice president Anthony Lopresti and vice president Jason Meister represented Trolman, Glaser & Lichtman in the transaction, while Michael Lenchner, vice president & director of leasing of Sage Realty Corporation, the leasing and management division of the William Kaufman Organization, represented the landlord in-house. The law firm will contract Avison Young's Project Management Services team to oversee the build-out of its new office space. The firm is currently located at 777 Third Ave. and is expected to relocate in the second quarter of 2015.
"We explored a number of options in both Midtown and Downtown, but ultimately Trolman, Glaser & Lichtman felt that 747 Third Ave. proved to be the best solution, as it provides the firm's clients and employees with convenient access to important train and bus lines. Further, having recently been renovated, 747 Third Ave. will provide the law firm with a range of amenities that are important in the recruitment and retention of top talent," said Gottlieb.
Meister said, "We began the process of searching for potential relocation options well in advance of our client's lease expiration, allowing us to create leverage and drive significant value in structuring a transaction."
Trolman, Glaser & Lichtman, P.C. is a leading law firm that has handled personal injury and medical malpractice claims for 40 years across the five boroughs of New York City.
"We've been in this Midtown East neighborhood for years, and this particular building is ideal for the growth of Trolman, Glaser & Lichtman, and our continued success providing important services to victims of medical malpractice and other serious injuries," said Jeffrey Lichtman, a senior partner at the law firm. "With its excellent location just minutes from Grand Central Terminal and near the Lexington Avenue subway lines, the building is a perfect fit."
Lichtman said, "The Avison Young team did a great job advising our firm throughout this entire process, from identifying potential relocation alternatives to structuring a creative deal in advance of our current lease expiration. We look forward to working with Avison Young's project management team to create a build-out plan that supports our operational needs."
"Trolman, Glaser & Lichtman has been our tenant for nearly 15 years and we're delighted that one of the elite names in New York's legal community has chosen to stay within the Sage portfolio," said Lenchner. "This transaction highlights our commitment to delivering best-in-class office space and services for our tenants."
