Greystone, a New York-based real estate development and financial group, arranged the sale of 79 Horatio, a six-floor, 25-foot-wide townhouse located between Greenwich and Washington Sts. in the borough's West Village neighborhood. 79 Horatio sold for $21 million, arranged by Fredrik Eklund and John Gomes of Douglas Elliman Development Marketing.
Previously a 10-unit apartment building, Greystone completed the remarkable conversion into a rarely-found-in-the-neighborhood, 25-foot-wide townhouse. 79 Horatio was originally built in the 1870s and is located within the Greenwich Village Historic District.
Restored to landmark status by Greystone, with immaculate interiors by Carlyle Designs, the townhouse features 7,100 s/f of interior living space. It also includes plentiful outdoor space with a 775 s/f, bi-level outdoor patio. The 1,200 s/f rooftop terrace has unobstructed views of 1 World Trade Center, the Hudson River, High Line and Empire State Building.
"We restored every facet of 79 Horatio, transforming it into one of the most highly sought after single-family residences in all of downtown Manhattan. We are pleased to announce the sale," said Jeffrey Simpson, head of property development at Greystone. "The sale marks the conclusion of a very successful year within Greystone's Property Development group. We look forward to continuing to strengthen our residential space foothold in 2015."
"Greystone was a fantastic partner throughout the development, from Landmarks to closing the sale, and we're pleased to be part of a beautiful restoration of a historic West Village townhouse," said Mark Blau of The Vesta Group, an equity partner in the project.
The six-bedroom townhouse includes elevator access to all levels, contemporary floor-to-ceiling glass doors on the ground through third floors, and a master suite covering an entire level with a large walk-in closet leading to spa-like en suite double master bathrooms.
"Selling 79 Horatio was a huge success because we were part of the team that helped create this beautiful property for over a year, down to designing its layout and finishes with the talented Carlyle Designs," said Eklund.
