The Kroll's k2 intelligence renews and expands at 845 3rd Avenue through Studley

K2 Intelligence, an investigative consultancy founded by Jeremy and Jules Kroll, has signed a long-term lease renewal and expansion at 845 3rd Ave., in a transaction arranged by global commercial real estate services firm Studley. This expansion follows the firm's December 2012 merger with Thacher Associates, the construction and real estate industry leader in integrity monitoring and regulatory compliance. The Thacher team will join K2 Intelligence at 845 3rd Ave. K2 Intelligence, a tenant for the past two years, currently occupies the entire fourth floor, alongside Kroll Bond Ratings. The firm will more than quadruple its footprint in the building to approximately 31,000 s/f with a combination of sub-leased and direct leased space. The firm will occupy 15,440 s/f comprising the entire 13th floor subleased from Gerson Lehrman Group, as well as 15,440 s/f across the 15th floor in a direct lease from Rudin Management Company, Inc. The property occupies the entire easterly blockfront of Third Avenue between 51st and 52nd Sts. "It is an important growth benchmark for the firm. Jules and I started as a staff of three in 2009 and the firm has expanded globally to become a recognized leader in investigative analytics." Studley managing director, David Carlos, represented K2 Intelligence in the 9-year renewal and extension. This is the third transaction Carlos has managed for K2 in just five years, an indication of K2's substantial growth. Robert Steinman of Rudin Management Company represented the building's ownership in-house. "With limited vacancy within the building, it was essential for us to work collaboratively with Rudin to create a long-term, cost effective solution," Carlos said. "The combination of direct and sub-leased space allows K2 to maintain their presence in a quality building while prudently managing its growth."
