Kalmon Dolgin Affiliates (KDA) has arranged a 4,000 s/f lease for Chemistry Creative, Inc., an audio/visual content creation studio, at 315 Ten Eyck Street in the East Williamsburg section of the borough. Kalmon Dolgin and Neil Dolgin, co-presidents of Kalmon Dolgin Affiliates, made the announcement. Neil Dolgin, Grant Dolgin and Joseph Nicholas of Kalmon Dolgin Affiliates negotiated on behalf of the tenant and landlord, Ten Eyck, LLC. Chemistry Creative was looking for a larger space to house its sound stage and industry equipment, such as cameras and lighting. The tenant is relocating to 315 Ten Eyck Street from a building in North Williamsburg, where it was a subtenant. "The area is still mainly industrial, but you are able to notice its transformation to a well-rounded neighborhood that includes retail, studios, offices and restaurants," said Dolgin of KDA. "Chemistry Creative is going to greatly benefit from the vibrant area surrounding 315 Ten Eyck Street, its central location, and other technical and creative tenants coming into the area." The one-story, 4,000 s/f, column-free property between Bogart and Waterbury streets offers tenants 16-foot ceilings and one drive-in door. Access is available to the Q54 and Q59 bus routes and the L subway line. Major thoroughfares Grand Street, Metropolitan Avenue and the Brooklyn Queens Expressway are close by, offering access to Queens, Manhattan, and other areas of Brooklyn.
