Raff and Mavashev of Besen & Associates arrange $3.5 million sale of 12,176 s/f walk-up

Besen & Associates arranged the sale of 288 6th St. in the Park Slope neighborhood. The property for sold for $3.5 million. The transaction was completed by the team of Glenn Raff and Lev Mavashev of Besen. Raff exclusively represented the seller.
The property is a 4-story, 12,176 s/f brick walk-up containing 19 apartments, constructed in 1929.
It occupied a 41.5' x 100' lot, located between 4th and 5th Avenues. It is two blocks from the 9th Street R train subway stop, and four blocks from the 4th Avenue F & G trains. 4th Avenue has been evolving, with new retail and residential development. Arias Park Slope, a 95-unit condominium-turned-rental building.
Owned by Dallas-based Invesco at 150 4th Avenue, designed by Ismael Levya, offers amenities that include a golf putting green, fitness center and a rooftop terrace with fire pits, a dining area and private cabanas.
At 370 4th Avenue between 4th & 5th Street is the the Andres Escobar designed Hotel Le Bleu, a 48-room boutique hotel. Landmark Park Slope, the Naftali Group's new 104-unit luxury rental building at 267 Sixth Street designed by Karl Fischer, is already more than half leased and residents are moving in.
The seller had acquired the asset in 2006 and sold it to a Manhattan-based private investor. "We are continuing to observe the trend of Manhattan investors storming into Brooklyn," said Lev Mavashev, who is focused on Brooklyn multifamily sales at Besen. "Park Slope is long established as a desirable residential neighborhood, and now even the outskirts are attracting Manhattan investors," he said.
