Broad Street Development completes 140,000 s/f in leasing at 55 and 61 Broadway

Broad Street Development (BSD), an investor, builder, owner, brokerage and management firm led by Raymond Chalmé and Daniel Blanco, completed 140,000 s/f in lease transactions in 2013, at its two downtown assets, 55 and 61 Broadway. Most recently, the BSD's in-house leasing team of Blanco, senior managing director David Israni and associate director Ramona Huegel arranged 52,964 s/f in 14 transactions at 61 Broadway, as well as five deals totaling 27,895 s/f at 55 Broadway. "We are pleased to report such strong leasing activity in 2013, and welcome over 20 new companies, as well as retaining many of our existing tenants at our two Downtown office towers," said Blanco. The Energy Star accredited 61 Broadway is located in the heart of Downtown Manhattan's Financial District, and boasts a diverse tenant roster and management team. The more than 785,000 s/f, 33-story office tower is within close proximity to a number of major transportation thoroughfares. The tenant roster consists of an array of companies, including law firms and consultants, and those who practice in communications, law, and business services. Transactions at 61 Broadway during the second half of 2013 include: * Diversant, LLC, a staffing firm for IT consulting services, recommitted to the building with an 8,453 s/f expansion to the 17th floor. Richard Levine of CB Richard Ellis represented the tenant; * The leading provider of continuing education courses for accountants and attorneys, FurtherEd, Inc., has signed an 8,388 s/f lease renewal on the 11th floor. Vicus Partners' Bertram Rosenblatt negotiated on behalf of the tenant; * A new, 5,839 s/f lease was signed by DecisionQuest, Inc. on the eighth floor. The trial and jury consulting firm relocated from 2 Rector St. Robert Corbi of Colliers International NY LLC represented the tenant; * Roanoke Trade Services, Inc. has renewed its commitment to the building with 4,583 s/f lease on the 27th floor. Cushman & Wakefield's Willard Overlock negotiated on behalf of the tenant; * A 4,526 lease renewal was signed by The Tourism Authority of Thailand on the 28th floor. The agency, which arranges for travel to Thailand, was represented by Jack Senior and Alisa Trairatana of Norman Bobrow and Company, Inc.; * Pluris Valuation Advisors, a business valuation service provider, has signed a new, 3,725 s/f lease on the tenth floor. Gabe Whitman of Cushman & Wakefield represented the tenant in its relocation from 75 Broad St.; * Emergis Solutions Inc., a healthcare technology provider, relocated to 3,296 s/f on the 23rd floor from 111 Broadway. Stephen Bellwood of Cassidy Turley negotiated on behalf of the tenant; * A lease renewal for 2,577 s/f on the ninth floor was signed by Broadway Chiropractors. The medical office worked directly with BSD's in-house leasing team on the terms of the deal; * Law firm Jerome Feinstein, P.C. signed a 2,577 s/f lease renewal on the 28th floor of 61 Broadway. Wesley Rudes of Cresa New York represented the tenant; * SteelShips LLC, an international provider of marine drybulk transportation services, signed a new, 2,569 s/f lease on the 23rd floor. Brian Siegel of The Lawrence Group LLC negotiated on behalf of the tenant; * Investigative consultant Robert Jackson and Associates, Inc. moved its operations from 74 Trinity Place to 2,008 s/f on the 16th floor of the building. Elie Smith of Norman Bobrow and Company, Inc. represented the tenant; * Andrew Velez Construction, a multi-service construction firm, moved its operations to 1,686 s/f on the 19th floor, in a relocation from 245 Fifth Ave. John Lord of Atco Brokerage Services negotiated for the tenant; * Howard Weber recommitted to 1,379 s/f on the building's 27th floor. The multi-disciplinary law firm worked directly with BSD's in-house leasing team on the terms of the deal; * In a relocation from 2 Rector St., L&R Trading L.L.C and The Gaussian Group signed a new, 1358 s/f lease on the 28th floor of the building. Joseph Villari of Empire Properties represented the tenant. BSD also completed another five transactions at its 32-story, class A office building 55 Broadway. The class A office tower features pre-built/built-to-suit office spaces, exceptional natural light and also offers sweeping views. Floor plates totaling more than 10,000 s/f allow for full-floor occupancy or easy division for multi-tenant use. Transactions at 55 Broadway in the second half of the year include: * PT Bank Negara Indonesia, an international bank, signed a 10,514 s/f lease renewal on the fifth floor. The bank was represented by Andrew Hawkins of Transwestern; * The law firm of Stewart Occhipinti, LLP and Lyons & Flood, LLP leased 5,962 s/f of space on the 15th floor. Corey Abdo of EVO Real Estate Group represented the tenant in its move from 65 W. 36th St.; * A new, 4,438 s/f lease was signed by RCHN Community Health Foundation, Inc., a nonprofit, on the 15th floor. Previously located at 200 W. 57th St., the tenant was represented by Studley's John Harte. * Gleeds New York, Inc., a construction consultant, moved from 215 Park Ave. South to 3,962 s/f on the 20th floor. Eric Ferriello of Colliers International NY LLC negotiated for the tenant; * E-book publisher RosettaBooks LLC committed to 3,019 s/f on the 20th floor in a move from 1633 Broadway. The tenant was represented by Gerry Miovski and Sam King of CB Richard Ellis.
