Rose Associates oversees renovation of The Melar

Rose Associates is overseeing a renovation program at The Melar, a 22-story property located on 93rd St. and Broadway. Built in 2007, The Melar is a 143-unit rental building. While individual apartments are being renovated as they become vacant, Rose's larger renovation program has focused on The Melar's lobby and fourth floor amenity spaces, which include a resident lounge, an outdoor terrace and a full fitness center. "This building is by no means dated, but we have been working with the owners to renew the lobby and amenity spaces in response to resident feedback," said Mark Motley, a managing director at Rose, which is the exclusive managing and leasing agent at The Melar. "Our intent is to improve the resident experience by increasing the usability of these spaces. This is achieved in a variety of ways, from updating finishes to adding features." In the building's fourth floor resident lounge, Rose has added sitting areas, furnished by Bo Concept and Design Within Reach, to create an atmosphere that lends itself to private parties. Residents can rent the lounge, or utilize a portion of it, for their own gatherings. The space now has a commercial grade Marvel icemaker built into its bar that features quartz countertops. A wall of custom-milled wood houses a new 75" television monitor. In addition, the lounge received new window treatments and wall coverings. A large outdoor terrace is accessible via The Melar's fourth floor lounge. Here, Rose installed a new Ipe pergola and trellis wall along with a bar area featuring custom Ipe cabinetry and granite countertops. The terrace was given new Kugler lighting, and a variety of sitting areas now feature parapet lounge chairs designed by Manutti. "Leave it to Max, the concierge service, recently began operating in The Melar, and the amenity spaces are being regularly programmed with such things as holiday parties and other events," said Motley. "The improvements we've made have helped to facilitate functions such as these, which increase tenant satisfaction." Leave it to Max hosted a Halloween Party in The Melar's newly renovated fourth floor lounge. The event was well attended and featured a performance by Little Maestros, face painting, pizza and cupcakes. A holiday party will be held this month, and a full calendar of events is set for the upcoming year. The Melar's 1,600 s/f fitness center has also been renovated. In July, all of the cardio equipment - elliptical machines, treadmills, and bicycles - was replaced, and the free-weight area was refreshed with new gear, yoga mats and exercise balls. The building's lobby, with floor-to-ceiling glass and access from Broadway at the corner of 93rd St., will soon receive new Italian marble floors, new sofas, chairs, ottomans and drapery. The marble flooring being installed in the lobby will also be used in the corridor that leads to the fourth floor amenity space. Rose continues to lease apartments at The Melar as they become available. The on-site leasing office is open daily.
