According to Kalmon and Neil Dolgin, co-presidents of Kalmon Dolgin Affiliates, Inc. (KDA), the firm has signed three leases totaling 15,000 s/f at 1828 Troutman St., an industrial property in which KDA is the exclusive leasing agent. These leases brought the property to 100 percent occupancy.
KDA brokers Howard Darsi and Vincent Lopez represented the owners, Richard Ziskin and Susan Bresler, and the tenants, Solfire, Siebren Versteeg, and Jacob Hashimoto, in the three transactions.
Solfire, a Brooklyn-based athletic apparel company founded by former professional athlete and artist Brendan Murphy, will occupy 5,000 s/f on the upper level. Siebren Versteeg, a multimedia installations artist, has leased 5,000 s/f; and Jacob Hashimoto, an artist specializing in Japanese screen painting, is releasing the remaining 5,000 s/f.
1828 Troutman Street, a well-maintained, one-story building, is a former knitting mill and handbag manufacturing headquarters. The 50,000 s/f building has a double ground floor, 14-foot ceilings, natural wood floors and a 14,000 s/f, on-site parking lot. An exclusive loading dock and one shared loading dock are available for easy deliveries. Executive offices with showroom space are located within the property.
Kalmon Dolgin Affiliates has made Ziskin and Bresler's vision of 1828 Troutman Street becoming a center for creative artists and innovative thinkers a reality. The company took over leasing for the property less than a year ago, when the vacancy rate was just 40 percent.
Solfire, Siebren Versteeg and Jacob Hashimoto will join tenants Lefroy Brooks USA, a luxury plumbing and fixtures manufacturer located on the full lower level, and Boerum Hill Joinery, a high-end millwork shop located on the upper level.
Located between Onderdonk and Seneca avenues, 1828 Troutman Street is two blocks away from the Jefferson Avenue L subway station, and is in close proximity to major thoroughfares Flushing and Metropolitan Avenues.
