Dolgin and Gourianov of KDA rep owner in 12,000 s/f lease for Antillana Supermarket

April 22, 2013 - Brokerage
According to Kalmon and Neil Dolgin, co-presidents of Kalmon Dolgin Affiliates, Inc. (KDA), the firm has arranged a 12,000 s/f, long-term lease for Antillana Supermarket, a chain of stores offering Spanish-American foods, at 1339 Jerome Ave. in the Mt. Eden. Grant Dolgin and Dmitri Gourianov of KDA represented the owner, while Victor Angelillo of VIP Realty represented the tenant. The one-story industrial warehouse on Jerome Ave. near 170th St. offers great frontage in an area heavily trafficked by both pedestrians and vehicles. The property offers one drive-in door, 13-foot ceilings, and will be converted from industrial use to a retail supermarket use. The property at 1339 Jerome St. is a part of the recent trend of industrial properties undergoing conversion to retail and office space. KDA has been very active both on the brokerage and development side in making such conversions successful for its properties. KDA is in the process of converting 74 Guernsey St., a 7,500 s/f industrial building in a prime area of Brooklyn's Northside Williamsburg neighborhood, into retail and office space. 1339 Jerome Ave. is just steps away from the #4 subway line, and the B and D trains are two short blocks away. The property has close proximity to the Major Deegan Expressway and major thoroughfare, Grand Concourse.
