March 25, 2013 - Brokerage
Chambers Street Properties acquired the Mid-Atlantic Distribution Center, 521 Chelsea Dr., building A, a 672,000 s/f warehouse/distribution facility. It is the company's second purchase in Harford County's I-95 corridor. In November, Chambers Street Properties acquired Gateway at Riverside, an 801,000 s/f industrial class A warehouse/distribution facility in nearby Belcamp. Mid-Atlantic Distribution Center - Building A, which was completed in 2008, is fully leased on a triple-net basis to a privately-owned furniture retailer with more than 40 stores throughout the Northeast, primarily in CT, MA, NH, NY and NJ. The retailer has recently begun expanding its presence in the Mid-Atlantic region. Mid-Atlantic Distribution Center - Bldg. A has excellent regional highway access to I-95 and Route 40, and is 40 miles from Baltimore, 60 miles from Philadelphia and 90 miles from Washington, DC. Thirty percent of the total U.S. population is within a day's drive of the area, making Harford County a prime East Coast distribution hub. The building features a cross-dock configuration with the efficiency of high-cube, 32' ceilings. The property offers abundant trailer spaces, state of the art energy efficient design and sits within one of Harford County's two business Enterprise Zones. "The I-95 corridor is one of the best distribution markets in the country and we are well positioned to take advantage of the market's continued strength through this acquisition," said Phil Kianka, executive vice president and COO for Chambers Street Properties. "This property provides an excellent complement to not only our portfolio but to our position in the Greater Baltimore market."
