Ariel Property Advisors closes five sales totaling $4.975 million; includes a $1.8 million sale by Sozio, Tortorici and Shkury

Ariel Property Advisors has closed on the sale five properties in Upper Manhattan, Yonkers, and the Bronx totaling $4.975 million: * A commercial condo in the newly constructed Ellison condo building at 2255-57 Adam Clayton Powell Blvd. in Central Harlem sold for $1.8 million. The retail space features 3,996 s/f on the ground floor and an additional 3,246 s/f in the basement. Victor Sozio, Michael Tortorici, and Shimon Shkury represented the seller, the sponsor, and the buyer, an end-user. * A, four-story walk-up building at 422 East 120th St. in East Harlem sold for $810,000. The 3,888 s/f building features four, floor-through free market apartments. Tortorici, Sozio, and Daniel Tropp represented the seller, a private investment group, and the buyer, a private investor. * A development site featuring 162 ft. of frontage at 411 Bronx River Rd. in Yonkers sold for $1.25 million. The property consists of four adjacent lots that combined have 50,601 buildable s/f. Sozio, Jesse Deutch, and Tortorici represented the seller and buyer, both development groups. * A three-story walk-up building at 766 East 215th St. in the Williamsbridge section of the Bronx traded for $640,000. The 4,875 s/f building features six renovated two-bedroom apartments and the property's zoning allows for an additional 2,719 s/f of remaining air rights. Scot Hirschfield and Sozio represented the seller and buyer, both private investors. * A three-story corner building at 20 East 205th St. in the Bedford Park section of the Bronx sold for $475,000. The building, which features four apartments including two, three-bedroom lofts, is 4,867 s/f with 7,221 s/f of remaining air rights. Hirschfield and Sozio represented the seller, a development group, and the buyer, an owner/user.
