Kaplan of Hidrock reps landlord in 5,320 s/f lease

According to commercial real estate owner Hidrock Realty, Carrier Northeast has signed a 5,320 s/f lease for the entire top floor at 240 West 35th St. The building is owned and operated in partnership with Meritage Properties. Robert Kaplan, director of leasing at Hidrock, represented the landlord. The tenant was represented by Jason Frazier of CBRE. "Carrier was on a tight timeline, and as such needed its space to be move-in ready very quickly," said Kaplan. "Through the hard work of our team and construction crews, we were able to complete the highly energy-efficient build-out in six weeks, rather than the eight to 10 weeks it normally takes. We took advantage of the building's abundance of natural light by installing full-height glass walls in the conference room and offices, as well as LED and dimmable fluorescent lighting. We also chose to use 100% recycled carpeting." 240 West 35th St. is a loft-style U.S. EPA Energy Star-labeled building that features a brand-new attended lobby with 24/7 access, a concierge, new elevators, upgraded security, central air and exposed ceilings. Tenants enjoy the close proximity to public transportation including multiple subway lines, Penn Station and Port Authority, and are steps from Herald Square, Madison Square Park and numerous restaurants.
