Abramson of Buchbinder & Warren acts for landlord in two leases; Sultan of JTRE and Hall of Winick assist

According to Buchbinder & Warren Realty Group, the firm has closed on two recent leases.
4,400 s/f at 425 Park Ave. South has been leased to Fresh + Co. The space contains 2,200 s/f retail with 800 s/f on the mezzanine level and 1,400 s/f in the basement. Asking rent is $30,000 per month ($360,000 annually). The lease was for ten years with a five year option. Albert Sultan of JTRE Real Estate acted on behalf of the tenant, Fresh + Co. William Abramson of Buchbinder & Warren Realty Group LLC represented the landlord. The retail space is owned by 425 PAS Tower Corp, a co-op.
Fresh + Co. provides fresh wholesome food, free from synthetic fertilizers, pesticides, and other additives. They have five existing stores in the city. This will be their 6th location. They will be serving breakfast, lunch, and dinner. Fresh + Co. signed a 10 year lease.
An Italian-owned restaurant, Enoteca Pastai, will be opening its 2nd location in the Chelsea neighborhood at 186 9th Ave. The space contains 950 s/f of retail space and 100 s/f in the basement. The tenant was represented by Alex Hall of Winick Realty. Abramson represented the landlord. Asking rent for the space was $9,600 per month ($115,200 annually). The lease was for 12 years.
Enoteca Pastai offers quality, fresh, home-cooked meals and pastries at a reasonable price.
Abramson said, "The landlord is excited to have them as a tenant and with Billy's Bakery next door, we are confident that they will succeed."
