Houlihan-Parnes and Q10 N.Y. place $1.2 million first mortgage; By O'Neill of HP with Smith of Goldberg Weprin represents borrower

Houlihan-Parnes Realtors, LLC (HP) and Q10 New York Realty Advisors, LLC have placed a $1.2 million first mortgage on the Kentucky Fried Chicken restaurant and Clean City laundry facility located at 1959-1979 Bruckner Blvd. in the Parkchester section of the borough.
The non-recourse loan has a fixed rate of 4.25% for five years and had no lender fee. The loan is on a 30-year amortization schedule and is prepayable throughout the term on a declining scale, plus has a five-year extension option.
The loan was placed by Mike O'Neill of Houlihan-Parnes and the borrower was represented in the transaction by Elizabeth Smith of Goldberg Weprin Finkel Goldstein LLP.
