HKS arranges four loans totaling $39.95 million

HKS Capital Partners, LLC has arranged the following four deals totaling $39.95 million:
* A $2.55 million mortgage for 197 East 3rd St., a five-story mixed-use building located on the Lower East Side, housing 16 residential and one commercial unit. Financed with a local lender, the bank issued a 75% LTV, non-recourse, seven-year fixed rate deal on a 30-year amortization at 4.125%. The deal was arranged by Ayush Kapahi and Jerry Swartz of HKS.
* A $20 million non-recourse refinance package of 28 unsold condo units in a Harlem, financing 100% of the total costs. Proceeds were used to replace existing lender and equity partners. The LTV was 75 % on for sale condo units. The deal was arranged by Kapahi and Swartz.
* An $11 million mortgage with a 75% LTV on a 80,000 s/f medical office building on L.I. The deal was arranged by John Harrington of HKS.
* A $6.4 million mortgage on a Midtown, two-tenant commercial asset with a five-year fixed rate, 30-year amortization at 4.5% with a 64% LTV. The deal was arranged by Joseph Piraino of HKS.
