Mahmud "Wazi" Wazihullah, managing partner of Commercial Realty Hub has completed 3 sales. The first location is 1231-1239 Broadway in Hewlett.
It sold for $1.26 million - 97% of the asking price of $1.3 million.
Wazihullah, represented both seller Regency Control Inc. and buyer Mr. and Mrs. Boiano. The property was sold at a projected 8.0% capitalization rate due to 1 vacancy (out of 5 stores). However, because of the prominent location on the main thoroughfare, the buyer was able to fill the vacancy on the same day as the closing. Commercial Realty Hub has another strip center with parking available next door.
The second sale was completed at 136 Greenwich St. in Hempstead. It sold for $410,000.
Wazihullah represented the seller Dr. Cory Slipman Harpreet Toor of New Age Properties, and represented the buyer Gurcahran Singh - who will be using the property.
It consists of a 10,000 s/f lot with a 2,623 s/f building. The property has both commercial and residential zoning and is located next door to a new 6-story condominium development.
The last transaction was completed at 265 Hempstead Tpke. in Elmont.
