Nygard of KTR Real Estate Advisors LLC installed as president of Metro New York Appraisal Institute

Theresa Nygard, MAI, senior appraiser at KTR Real Estate Advisors LLC, a leading real estate appraisal and consulting firm offering nationwide services, has been installed as 2012 president of the Metropolitan New York Chapter of the Appraisal Institute which provides leadership in education, research and designation programs for professional appraisers.
Nygard has more than 25 years of commercial appraisal experience and is in charge of litigation support activities at KTR, focusing on the appraiser's role in arbitration and court proceedings including condemnation, bankruptcy and other litigation situations. A leading specialist in land valuation, she serves a variety of private and institutional clients.
Prior to joining KTR in 2002, Nygard was senior vice president at a major boutique appraisal firm where she spent 18 years developing a practice involving land valuation for ground lease arbitration proceedings, preparation of reports for the Board of Standards and Appeals and the Landmarks Preservation Commission and handling cases involving complex zoning and land use issues. Among her major projects was the 42nd St. Development Project condemnation proceedings which involved more than 50 individual properties.
Nygard has served as an expert witness in various ground rent arbitration proceedings and in bankruptcy and NYS Supreme Court. In addition to holding the prestigious MAI designation from the Appraisal Institute, she is also a state certified general real estate appraiser. She received her Bachelors of Arts degree, Magna Cum Laude from Mount Holyoke College and a Master of Arts degree from Columbia University.
Nygard is the author of "Techniques in Urban Land Analysis: Issues and Problems in Appraising Development Sites." She has lectured on analysis and appraisal of transferable and excess development rights at Columbia University's Graduate School of Business and on land valuation at Baruch College and New York University's School of Continuing Education.
