NYC council speaker Quinn kicks off BOMA/NY annual conference

New York City Council speaker Christine Quinn kicked off the BOMA/NY annual conference, which took place on the rain-soaked afternoon of October 19, with a light touch, applauding the Association's ability to summon the weather on call. The conference focused on weather related incidents - $42 billion this year in the U.S. "Weather may be unpredictable, but your actions don't have to be - prepare well in advance." That was the prime advice given by the BOMA/NY panel moderated by Jack Osborn of John E. Osborn, PC. Weather expert Mike Smith - AccuWeather - Of the five biggest threats to the New York over the next 75 years - including a Category 3 hurricane or major tornado - one will happen. But there be advance warnings so buildings can enact their emergency plans. Smith advised preparing to the highest level possible. Gary Mancini, PE, LEED AP - Thornton Thomasetti - Focus on the building envelope; it's the most vulnerable. Michael Alacha, PE - NYC DOB - Planning, prevention and preparation are the key. Check on how cooling towers are anchored, if flashing is sealed properly, and remove gravel and contractor debris, particularly from the roof. Hani Salama, PE, LEED AP - Monday Properties - The EAP is a proven road map for staff responsibilities—make sure know it thoroughly. Communicate with tenants in advance and stay in contact during emergencies. Ciro Compagno - FM Global - Don't clean up ASAP, you'll need a comprehensive damage assessment; make sure managers know their policy coverage.
