President's message: A recap on September's meeting

At the NYSCAR Board Meeting in September, Vijay Yadlapati, Commercial Associate Policy Representative, National Association of Realtors gave an excellent presentation on the proposed new FASB lease accounting standards. As you may know, these proposed lease accounting changes, if adopted as proposed, will dramatically change the way corporations record leases. The leases will go onto the financial statement instead of being treated as off-balance sheet transactions. This could lead to shorter term leases to minimize the impact.
Election: I am pleased to announce that the following members have been elected as the 2012 officers of NYSCAR: President, Michael Johnson (Buffalo), first VP, John Lavelle (Pine Bush), second VP, Brian DiNardo (Rochester), treasurer, Guy Blake, CCIM (Kingston) and secretary, Alan Hendrickson (Long Island). The following members were also elected to serve as governors of the association: Robert Giniecki, CCIM, SEC (Albany), Jim Kelly, CCIM (Syracuse) and Jerome Norton, CCIM, SIOR. Congratulations to all!
Fall course offerings: We have some terrific education programs available in Amherst, Rochester and Albany. These are being presented in cooperation with the WNY, RAC and Greater Capital Chapters of NYSCAR. Don't miss out on these great offerings - register today! On Oct. 13, in Amherst, NYSCAR and the WNY Chapter of the Appraisal Institute in cooperation with the WNY Chapter of NYSCAR will present "Green Building Update, LEED Cert Architecture, Adaptive Re-Use of Historic Structures and Commercial Leasing." The day will feature four separate segments:
* Commercial Leasing for Non-Lawyers and Green Buildings and Green Leasing. Instructor: Patrick Quigley, Esq.
* Commercial Real Estate 2011 Update and 2012 Forecast. Instructor: Joseph Rowley, Jr.
* Green Building Architecture, Standards & Acceptance in the Market: The Origins of Green Building Architecture and the Future of Historic Buildings and Communities. Instructor: Clinton Brown
* Targeting LEED and the Adaptive Re-use of Historic Buildings - Sustainable Practices in New Construction and Major Renovations. Instructors: Giona Paolercio and Aliesa Adelman

On Oct. 27, in Rochester, NYSCAR will present "Selling Investment and Commercial Properties: Issues, Money and Laws," instructed by Edward Smith, Jr., ITI. The course will include 7.5 hours of NYS continuing education credit. This course also satisfies the NYS requirement for three hours of Fair Housing and/or Discrimination training for license renewals.
This course explores important considerations in brokering real estate including:
* Building issues such as environmental concerns, fair housing and ADA laws and compliance
* Methods of determining property values
* Financing - mortgages, loan-to-value, debt service ratio
* Cash flows and the impact of taxes
* Sale of property - capital gains taxes, 1031 Exchanges
* Discrimination laws, types of bias, inadvertent discrimination.

On Oct. 27, in Albany, NYSCAR, in cooperation with the Greater Capital Chapter of NYSCAR, will present the annual education/marketing event. Chuck Sutherland, SEC will present "Creative Real Estate Finance...Creating Alternatives When the Banks Aren't Lending."
