DelShah Capital completes student housing conversion in Brooklyn

According to Michael Shah, principal and chief executive officer of DelShah Capital, LLC (DelShah), the rebranding and repositioning of 902-908 Bedford Ave., a 7-story multifamily building is now converted to 44-units of student housing. The property is 98% occupied with undergraduates, graduate students, and their families, primarily from Pratt Institute and Long Island University. Distinct New York, an affiliate of DelShah, is the exclusive marketing agency for 902-908 Bedford Avenue. After researching the supply and demand for rental properties in this neighborhood, Distinct New York identified a target market, students and faculty, who are a stable and growing population for rental apartments. "The students seek larger units to share with classmates, are less price sensitive, and desire a rental building that caters to their needs in close proximity to specific campus locations," said Shah, "the schools provide a ready audience for our stylish and safe apartments." In just 8 months, Distinct New York renovated the building into furnished-suite style units. The building is comprised of units ranging from 2 bedroom units with private outdoor balconies to 6 bedroom suite apartments which have access to a rear yard.
