Panzer and Hersch of JLL represent GuardHill in 16,350 s/f, 10-year lease

Jones Lang LaSalle has completed a new direct lease for GuardHill Financial Corp. with Boston Properties Inc. at 140 East 45th St., also known as 2 Grand Central Tower. The mortgage banker and brokerage firm signed at 10-year lease for 16,350 s/f at the class A, 667,000 s/f office building. GuardHill Financial was represented by Scott Panzer, vice chairman, Howard Hersch, VP, both with Jones Lang LaSalle's New York office. The team worked with Alan Rosenbaum of Sands Point Properties. The building owner was represented by William Cohen, executive VP and principal, and Matthew Leon, senior managing director, with Newmark Knight Frank. "GuardHill Financial had outgrown its existing facility and sought new, larger offices in Midtown," said Panzer. "Jones Lang LaSalle was able to locate an entire floor at 140 East 45th St, that provided the mortgage banker and brokerage firm with nearly 40% more space in a high-end building that was recently renovated. In addition, 2 Grand Central Tower offered the tenant tremendous natural light and spectacular views along with a very convenient central location in Midtown." GuardHill Financial signed a direct lease for 16,350 s/f and will occupy the entire 31st floor at 140 East 45th Street, which is located between East 44th and East 45th Sts. The mortgage banker and brokerage firm is relocating to the property from its existing offices at 950 Third Ave. Jones Lang LaSalle is a leader in the New York tri-state commercial real estate market, with more than 1,700 of the most recognized industry experts offering brokerage, capital markets, facilities management, consulting, and project and development services.
