Smith and Jung-Voevodina of Winick close two leases-9,070 s/f; Shinn and Rubens of Winick secure 3,300 s/f for Moinian

According to Winick Realty Group, it has completed three recent leasing transactions totalling 12,370 s/f. Indian importer/exporter Fashion Terminal Inc. leased its first retail location at 147 West 36th St., between Broadway and Seventh Ave. in the Garment District. Manoj Tewari of Charles Rutenberg Realty represented Fashion Terminal, which currently operates four wholesale locations in New York. The tenant plans to move into their first retail store—which includes 2,000 s/f of ground floor space and 3,500 s/f in the basement—by June 1. Winick director Richard Smith and his associate, Tatiana Jung-Voevodina, represented landlord Foremost Realty in this long-term lease. The pair had already leased the next-door space, 149B West 36th Street, on behalf of Foremost Realty to Smart Fashion, a national importer and exporter of women's apparel also entering the retail market for the first time. HairParty 24, the 24-hour hair salon and spa with locations in New York and Seoul, has leased its second area location at the former Marc D'Orsay Salon at 450 Park Ave. South, between 30th and 31st Sts. The space includes 1,300 s/f on the ground floor and 2,000 s/f in a selling basement that will be used for parties such as bridal showers and sweet sixteens. "The space was in high demand and we received a ton of offers," said Winick's Annie Shinn, who represented landlord The Moinian Group with senior managing director Darrell Rubens. Rubens had already leased the next-door space to restaurant and lounge PS 450 and wanted to maintain the young, hip vibe of the area in this latest transaction. "We wanted to keep a cool hair salon in the building," said Rubens, "and taking one that was 24 hours was good for the neighborhood." Although the space is in close proximity to HairParty 24's flagship store—a salon on the corner of Madison Ave. and 28th St. that opened more than three years ago—the salon's exclusive broker, Young Byunn, says the two locations complement each other rather than compete. "HairParty 24's Madison Avenue location isn't able to accommodate many groups at once," said Byunn, a managing director at Winick Realty Group LLC. "Because of the great demand in the area for parties, they decided to open another salon nearby." HairParty 24's second location will emphasize a total spa service, including manicures and pedicures, while their flagship salon is more of a destination for haircuts, extensions and other related services. While HairParty 24 is eyeing an early fall opening for its salon at 450 Park Ave. South, Byunn says they are already actively seeking a third Manhattan storefront. "Their third shop will be on the west side," said Byunn, "somewhere between Times Square and Columbus Circle." 5 Napkin Burger, the popular burger chain that's opened three New York locations since 2003, has leased its fourth location at 150 East 14th St., on the southwest corner of Third Ave. The restaurant includes 3,570 s/f of ground-floor space, as well as a full basement. Jung-Voevodina, along with her associate Smith, director, represented 5 Napkin Burger. Building owner Solil Management was represented in-house by Judy Brener. "This prime corner has laid fallow for the past five years. 5 Napkin Burger will undertake a full reconstruction of the building and turn it into a wonderful gem," said Jung-Voevodina. 5 Napkin Burger's location is close to Union Square, as well as NYU, with its nearby dormitory buildings and the campus itself. 5 Napkin Burger will anchor the heavily-transversed block that includes next-door neighbor Trader Joe's. The restaurant chain already operates units on Ninth Ave. in Hell's Kitchen, Broadway and 84th St. on the Upper West Side, and in Astoria.
