utiliVisor providing submetering services SJP's for Eleven Times Sq.
April 25, 2011 - Green Buildings
SJP Properties has awarded a contract to utiliVisor for a customized submetering solution at its Eleven Times Sq. office tower.
The newest addition to the midtown skyline, Eleven Times Sq. is one of the city's premier commercial properties. The 40-story tower features 1.1 million s/f of class A space.
The utiliVisor solution for Eleven Times Sq. involves design of an expandable, web-based utility grade submetering system that monitors tenant space and energy consumption remotely. UtiliVisor's submetering experts provide SJP Properties with billing and utility rate analysis by organizing data from the building and submetering system, documenting tenant lease and proper billing procedures, and then reviewing and auditing bills to apply itemized utility rates for each tenant.
The system's unique handling of interval data enables it to seamlessly calculate coincidental demand, which would otherwise be difficult to do accurately and efficiently. The system can be easily expanded to steam, chilled water and condenser water measurement for supplemental air-conditioning units in the building.
"The utiliVisor system allows Eleven Times Sq. to account for utility consumption costs from its tenants in a completely verifiable format," said Tim Angerame, director of business development at utiliVisor. "The tenant billing system provides a customizable, expandable and dependable process that enables SJP Properties to recover all utility costs from its leaseholders in a timely, accurate and transparent manner."
