I am happy to say that most came out of the process better than when they went into it. I am fortunate to have been through the cycle before and have the experience to navigate problematic transactions. This was the year of helping owners and lenders manage their portfolios and put their properties into healthier financial structures. What was your most notable project, deal or transaction in 2010? My most notable project was in selling over $60 million in notes for lenders. What predictions do you have for commercial real estate in 2011? Life is very different today. In the past 60 days I have sold over $60 million in note sales .In 1992 I was selling one REO per week and every property purchased during those years was a home run. So when they say that the three main rules of investing in real estate are location, location, location, it's also timing, timing, timing. You can buy the best location but if you bought it at the wrong time you would have a hard time. The most important thing to remember is that no matter how ill-timed decisions may have been in the past, this is an opportunity to recapture losses. Real estate is still a cyclical market. This may very well be one of the best buying opportunities of the past decade. We are not quite out of the woods yet. There are still trouble spots that need to be watched. While we are in a very low interest rate environment, we could still see higher rates in the future which will put excess pressure on cap rates. Additionally, excessive government intervention and onnerous regulation of investment properties could seriously impact values. What are some of your New Year's Resolutions? : My goals continue to be to provide exceptional service for my clients. I believe it is important to distinguish oneself by going above and beyond traditional roles. My role has evolved into being not only an investment sales broker but also an advisor. Sometimes a sale is not in the client's best interest. To be effective in servicing a client, it is important to be able to analyze their investment portfolio on a global level and tailor solutions to their individual situations.
