The Krog Corp. to complete $3.6 million mixed-use development at 448 Elmwood Ave.

The construction of the long anticipated mixed-use development at 448 Elmwood Ave. is well underway. The new three-story, 20,000 s/f building is being developed by The Krog Corp, attorney Michael Ferdman, and architect Karl Frizlen. The mixed-used structure will contain 4,500 s/f of retail space along with enclosed parking on the ground floor for eight vehicles. A dozen apartment units on the second and third floors will contain between 950 and 1,250 s/f of living space.
This project has been the brainchild of architect Karl Frizlen and attorney Mike Ferdman, both active in community matters for many years. The prominent corner in the thriving Elmwood business district was occupied by a prototype KFC franchise building, that was fallen into disrepair and closed for a couple years. Both Frizlen and Ferdman succeeded to bring in Peter Krog with Krog Corp., a developer with excellent skills and reputation, as an investor and general contractor. The goal was, to maximize the potential and use of the property and provide maximum benefit to the community. Coffee Culture, a canadian franchise is the anchor tenant occupying the corner of the building facing Elmwood Ave. and Bryant St.
The $3.6 million project is in its finishing stage and occupancy is scheduled for later this year. The community has been tremendously supportive of this project, realizing that this building will contribute to the vitality and walkability of the street.
