ABS Partners brokers four transactions at 401 Broadway

According to ABS Partners, it has completed four leases at 401 Broadway.
Unlimited Jeans opened their fifth area location at 401 Broadway. Unlimited Jeans was represented by Sammy El-Gamal of SoHo Properties.
Young creative firms are finding economical office rentals and great value at buildings like 401 Broadway, where ownership is investing millions in building upgrades. "In the past 45 days, we have signed 6 office leases totaling 13,817 s/f," says John LiGreci, member of the ABS Partners leasing team representing 401 Broadway. "Several full floors are available as well and although we've had a lot of lookers, we haven't reached the finish line yet. We hope to have an announcement of a full floor tenant soon, until then, we are happy to transform the building with smaller creative companies as lead tenants."
Walter Schupfer Management has signed for 4,150 s/f on the 14th floor, as did Fourth Floor NYC, LLC, taking 1,475 s/f. In a related transaction, Buero, LLC, a photography company, took 4,115 s/f on the 9th floor. According to Jay Caseley, a member of the ABS Partners team, "All of these new tenants are relocating from the Meatpacking District, where rents are substantially higher and transportation can be challenging. Their broker, Jonathan Anapol of Prime Manhattan, recognized the value being offered and honed in on 401 Broadway."
Under the same ownership since 1981, 401 Broadway is a 27-story, Art Deco office tower totaling approximately 200,000 s/f. Situated at the corner of Walker Street and towering over its low-storied neighboring buildings at the eastern edge of TriBeCa, the building offers commanding views and excellent natural light - both strong attractions for new tenants.
